Curb Appeal: how to attract buyers

Getting ready to sell? What today's buyers want. What if you don't want to (or cannot) upfront the costs of strategic improvements?

I am out regularly with buyers touring homes and getting their feedback. Many of today's buyers want a "turn-key" home (where they can move right in without having to do extensive renovations). Is it exhaustion from the pandemic? Is it suppy chain issues and scarcity of contractors? Is it a heavy work week for the purchasers? Whatever it is, these are my observations.


When it is time for you to sell, make strategic updates to your home to attract those buyers. This will get you a solid return on your investment (ROI). Knowing which updates to make, and which to skip is key. That is where consulting with an expert makes all the difference in knowing what to fix and what to skip.


For example: a fresh coat of paint is a small investment that goes a long way. Spending more and hiring a professional painter will get you more ROI. Today's buyers are saavy and notice sloppy results. They will wonder: where else in the home did you cut corners? So unless you can paint like a professional, I say leave it to the experts. You will make it back when you sell and maybe save a trip to the chiropractor!

I've had great results by using this service on multiple listings. It sounds too good to be true. But it is true; I've used it a number of times and achieved great results!


Most purchasers have trouble imagining what can fit in an empty room or what can be done with it to make it feel like home. Some cannot imagine a dirty room looking clean or even a different color paint on the walls. We need to make a great impression the first time they see the property or you may miss that opportunity to sell to them.


I recently had a listing where the sellers had already largely moved out and taken most of their furniture with them. With the furniture gone and move a bit in progress, the house needed some staging and touch ups. We brought in the professionals. We hired a stager, a photographer, electricians and a cleaning crew. The owners did not have to upfront the cost because I helped them set up Compass Concierge. Their property is now in contract.

The end result. I'm ready to move in myself!
